More About Moran & Co.

I’d written this last year while the website was being put together, but edited it down a bunch to work on the website. I figured I’d post it here in more detail…..

Prior to starting Moran & Company, I was Director of Development for a large real estate development company in Manhattan. Over the course of 7 years with the company, I managed over 800 units of ground up construction in New York City, Jersey City and Westchester County, totaling over $1 billion in value, while repositioning a portfolio of existing buildings consisting of another 560 apartments. I managed the financial performance and schedule on these projects, while periodically performing due diligence, entitlement and site plan approvals for other jobs.

For the last few years, I have also consulted for another large real estate developer in Manhattan, focused on low-income housing throughout the New York City area. My previous project management expertise made this opportunity practical, implementing capital needs improvements on a number of buildings within the company’s portfolio. This work has been integral in understanding how the major systems of a building can and should be maintained after the initial construction is completed.

Before my time in the New York City market, I spent nine years working for Clark Construction and John Moriarty & Associates in the Washington DC area, a few of the largest and most well-respected general contractors in the country. Two very different companies, but both provided some of the finest training an aspiring young professional could ask for, during an incredibly formative period in my life. This is where I learned the process of both managing and self-performing work at scale, in addition to incredibly demanding hours.

I spent all of my summers in high school and college working for my family’s construction companies. My brothers and I got to understand physical labor at a young age, working on local projects at first, digging ditches, cleaning up jobsites and making deliveries. Eventually we’d travel for work in Manhattan, Philadelphia and the Boston area. I recognized only later how impactful these lessons were. Self-performing work for my family’s small business had a huge influence on how I now operate my business today, and has been critical to understanding how to build.

My career has been relatively well-rounded. I’ve worked for companies large and small, completing projects in markets large and small as both a developer and contractor. I’ve been paid hourly, but had a salary for many years. Most recently self-employed. I’ve worked on successful projects, and projects with major obstacles.

At this point in my career, I have worked on thousands of apartments, condos and homes in hi-rise, mixed use, garden style and single-family applications, after starting my career working on hotel, retail, healthcare, and heavy civil projects. I have built ground up, renovated, changed use, and fit out projects of nearly all sizes and scope, in a number of different markets.  I have both managed and self-performed work.

Moran & Company is my take how a real estate and construction business can operate. It’s a small company and assume it will remain this way. It’s lean, and a lot of wayfinding. I get to work with my Dad. I like residential work too and think we’re finding our niche. I hope it will be an influence for my children, as my family’s business was for me. It’s about as much as I can ask for and incredibly excited for the opportunities ahead.
